Which Part Fails in Your Tap
A washer tap and a mixer shut off in different ways, so they wear out in different places. A washer tap runs two handles, hot and cold, each needing several full turns, and it closes when a rubber washer presses onto a brass valve seat. A mixer answers to a single lever, a quarter-turn at most, and shuts off on ceramic discs held inside a cartridge.
The parts that wear, in rough order:
The washer
Rubber that gets squeezed against the seat at every close, and normally first to give up.
The valve seat
The brass landing the washer meets; grit and age roughen the surface, and a fresh washer can drip straight past a damaged one.
The jumper valve
A small carrier on the bottom of the spindle that bears the washer down onto the seat.
The cartridge
The mixer's whole sealing unit, replaced as one piece rather than opened up.

Still Dripping After You Turn It Off
Water from the spout while the tap sits shut means the sealing surface itself has failed: washer or seat on the older style, cartridge on a mixer. Where else the water turns up narrows the rest.
Water rising around the handle while the tap runs
means a perished O-ring or spindle seal.
A wet patch at the foot of the tap or on the bench underneath
points to perished O-rings, a fitting under the sink that has backed off, or a body cracked right through.
Any of these gets checked with the water closed at the fixture's own isolation valve. No isolation valve at the tap? The meter's stop tap does the closing, turned clockwise. Confirm first that nothing needing the supply, such as a hot water system, sits going dry.

Who May Repair a Tap in Queensland
Only one tap job is open to everyone in Queensland: renewing the jumper valve or washer. The QBCC lists that task as unregulated, open to anyone with the know-how to do it properly, as long as the finished work meets the standards.
Beyond that single washer, the work needs a licence:
- Putting on a complete new tap is licensed work, the QBCC's own example of a job outside the homeowner list, and a new cistern sits there too. Our toilet installation page covers that side.
- The remaining tap repairs are minor work: a licensed plumber does them, no permit and no Form 4.
- A rental adds tenancy rules. Repairs the Act leaves off its emergency list are routine, so the tenant reports the dripping tap, and the owner or manager sorts it inside a fair timeframe.
Renters have one more lever: a Form 11, the notice to remedy breach, which gives the owner or manager seven clear days to act. Faults that flood or run without stopping are emergencies instead, and our toilet repairs page sorts that boundary.

What Affects the Cost of a Tap Repair
Four things set the price, and none of them can be judged sight unseen:
- which style of tap it is and what has worn, because cartridges and washers are different jobs
- the condition of the seat and body, since damage there turns a parts swap into real work
- whether the water can be closed at the fixture, or only back at the meter
- how many taps are done in the one visit
You get the figure in a fixed quote once we have seen the tap, and nothing starts before your say-so. A body split or eaten with corrosion, a seat beyond resealing, or a leak that outlasts new washers and a fresh cartridge all point the same way: a plumber's repair or a full replacement.

Two Generations of Taps on the Peninsula
Tapware here splits into two camps. Area-level figures put population growth at 5.5 per cent from 2020 to 2025, with another 147 dwellings approved in 2021-22, so plenty of fittings on the newer blocks off Klingner Road are barely worn in. Add up the whole five years and approvals top 440 homes, each carrying a fresh set of mixers.
The older stock sits mostly near the water. Salt air off Moreton Bay bashes brass fittings, spindles and O-rings on the foreshore side far harder than a few streets back, so a washer swap near Marine Parade often grows extra parts. Whatever your tap's age, our tap and toilet plumbing page sets out the wider fixture work we handle.

Tap Questions From Redcliffe Homes
Call (07) 3524 7163How do I stop my tap from dripping?
Find the worn sealing part first. A washer tap shuts off with rubber pressed onto a brass seat, and mixers rely on ceramic discs. Anyone with the know-how may renew the jumper valve or washer, but the rest of the repair belongs to a licensed plumber.
What makes a mixer tap leak at the base?
Sealed joints that have given up. Water under a mixer usually means perished O-rings, a nut below the bench that has backed off, or the tap body splitting with age. Close whatever isolation valve the fixture has before more paid water heads through the Unitywater meter.
Why does my mixer tap feel stiff to turn?
Grit or wear in the cartridge or spindle. Mixers seal with a self-contained cartridge rather than a washer, so the replacement suits the exact model. A handle that still seals can wait for a booked visit, and we can bring the right part for the job.
How many litres can a dripping tap waste?
Thousands over time. Even a slow drip adds up, and every drop runs through the Unitywater meter and onto your bill. The fix prices on the tap style, the part worn out and the access, agreed as a fixed quote before any work begins.
Will turning the tap off harder stop the drip?
No, and it does damage. Ramming a washer onto a rough seat grinds both down faster, and a forced mixer lever can fracture its ceramic discs. Replacing the worn part is the real fix, and we quote that before starting.
